Company Overview

A firm specializing in the management of cooperative, condominium, residential, and commercial properties in New York.

Blue Owl Management was formed by the common vision of two extensively experienced property managers that have a passion for providing stellar and reliable services to the public and expanding their respective portfolios. Our company leverages over fifty years of combined property management expertise. We are thoroughly knowledgeable of the daily operations, practices, and all applicable laws governing cooperative, condominium, residential and commercial properties.

Planned Growth

Our business plan is to focus on establishing actual ownership oversight and hands-on management for the properties we manage before taking on new assignments. We intend to grow our business organically, carefully matching additions to our clientele with the resources of our firm.

Dominic V. Martorana, Chief Executive Officer

Dominic has over 25 years of experience in all aspects of the real estate management business. He has successfully run his own management company since 2008 and has over 1,200 residential units and 50 commercial units under management. Dominic is always looking for new ideas and strategies to improve client experiences. Dominic works to ensure that clients’ needs are met and that managers and staff are well supported in order to provide first class service. He is available to clients 24/7 to find creative and effective solutions for any issues that may arise.

Dion Fotopoulos, Chief Operating Officer

Dion is an experienced property manager with over 25 years of experience. During his property management career, he has handled cooperatives, condominiums, residential rentals, and commercial properties. Dion maintains constant contact with the buildings’ staff so that the buildings continue to operate smoothly as well as leaving himself in a position to react quickly should an emergency arise. He prides himself on being available to all Boards, building staff and residents 24/7. He prepares annual property business plans which he updates quarterly. To do this he works closely with the contractors and the staff and has successfully completed extensive construction projects in amounts over one million dollars. Dion reviews work orders to spot repetitive issues so that he can proactively resolve potentially larger issues. He takes great pride in his work and firmly believes that responsiveness and clear communication are the cornerstones of stellar property management. 

Eric Deokie, Office Manager

Eric is a highly organized and diligent individual with several years of experience working in the real estate industry. He is the key support to the company’s executives and helps to oversee the operations of the company. He is very meticulous and takes great pride in producing quality, clear and accurate work. He continuously evaluates office protocols and processes to ensure maximum efficiency and to ensure that the company’s property managers are well informed and supported.
